What do we specialise in?

We specialize in sourcing BRRR (Buy, Refurb, Rent, Refinance, Repeat) properties, refurbishing them, and providing serviced accommodations, among other services.

What is the investment process and how does it work?

Investors can choose a bespoke option by completing an inquiry form for a callback. For the bespoke service, we require a £1,000 upfront fee, with our total service prices ranging from £3,000 to £5,000, depending on the deal. For larger deals, we charge a standard fee of 2%.

What is Guaranteed Rent?

Guaranteed rent means you receive a fixed rental income every month — regardless of whether the property is occupied or not. With Shire5 Properties, we sign an agreement to pay you a set amount for the duration of the contract, giving you peace of mind, no void periods, and truly passive income.

What is a Company Let?

A company let is when a business (like Shire5 Properties) rents your property under a commercial tenancy agreement, rather than an individual tenant. We then use the property to accommodate our professional guests or clients. You deal with us directly — not tenants — and we manage everything, from maintenance to occupancy.

Is This Subletting?

We operate under a rent-to-rent model, meaning we take on the property with your approval and manage it professionally for short or medium-term stays. Everything is transparent, contract-based, and fully compliant with UK property laws. Our contracts are lease agreements, not assured tenancies, and are fully legal and done with your written consent as part of a structured agreement. This is not illegal subletting.

What types of returns can I expect?

Returns vary based on the type of investment, location, and market conditions. Our team provides projections based on thorough analysis; however, actual returns may differ due to market fluctuations and other factors.

What are the risks involved in property investment?

Investing in property carries risks, including market volatility, changes in demand, regulatory changes, and more. We conduct thorough due diligence and risk assessments to help mitigate these risks and ensure informed investment decisions.
